The Pods

A modular pod is a residence constructed in sections (modules) within a precision-controlled factory environment. While traditional homes are built from the ground up on-site, pods are 80% completed in the factory before being transported to the site for assembly. Legally, they must meet the same SANS 10400 building codes as traditional homes, distinguishing them from "mobile" or "manufactured" units.

Yes, our pods are designed with growth in mind. We are able to assist in joining additional pods to a pod that we have previously installed for you.

We offer standard configurations for the interior layouts as well as door and window placements in our pods to optimize cost.
We offer several customization options for external and internal finishes from which to choose.

On the contrary, modular walls are often more robust. Our units utilize 100mm lightweight steel, providing a total wall thickness of approximately 165mm. This structure is designed to withstand the stresses of being craned and transported, often resulting in a building arguably stronger than a site-built equivalent.

When installed on a permanent foundation and properly maintained, a modular pod has a lifespan of 50 to 75 years. Low-maintenance and no-maintenance materials like aluminium or wood plastic composite cladding and galvanized steel base plates are specifically chosen for their longevity in both coastal and inland climates.

Because our pods are built in a factory, we can ensure a perfect seal. We utilize high-density insulation called Rockwool, which results in a space that stays cooler in summer and warmer in winter with minimal energy use.

Yes. Modular pods are excellent for sloped sites. We are able to customize the foundation system to suit your site and always aim to minimize earthworks as much as possible.

Yes. Solar PV systems are included as a standard in the purchase of our modular pods. If a water connection is not available on-site, we are able to install rain water and greywater harvesting systems at an additional cost.

If a municipal connection is not available on-site, we are able to install a septic tank with French drain at an additional cost.

These premium upgrades are ideal for both owner-occupiers and investors, particularly those planning to use their pods for AirBnB, offering elevated design, convenience, and appeal.

The Process

The typical timeline is 8 to 10 weeks from receiving full payment. This includes time for site-specific adaptations, factory fabrication, site preparation, as well as on-site finishing before handover. This timeline is however subject to delays in municipal approvals and manufacturing capacity.

The order process begins by sharing your contact details with us or enquiring about a specific pod. Our sales team will then be in contact with you to make sure we have captured all of your details correctly and that we have the correct specifications for your order. Once you are happy with your order, we will request payment before manufacturing can begin.

The modular pod arrives approximately 80% complete. The final 20% of the work is done on-site by our crews, including connecting the plumbing, electrical and solar PV systems, as well as any exterior siding and roofing.

Homeowners should budget for "site-specific" costs not included in the pod price, such as:
- Municipal plan submission fees.
- Professional fees incurred for site-specific adaptations (Architect, Land Surveyor, Structural Engineer).
- Connection fees for municipal water, electricity, and sewerage.
- The foundation (Concrete slab or screw piles).

"Set Day" is when the modules arrive at your property. A crane lifts the modules onto the foundation, and they are joined together to make the structure weather-tight. This dramatic phase is usually completed in a single day.

Legal, Zoning, and Permits

Yes. Any structure used for human habitation requires municipal approval. Detailed architectural drawings need to be submitted, as well as a site plan, and proof of NHBRC enrollment to your local building control officer. Plans are included in the purchase of a modular pod, and we are able to assist with the submission process at an additional cost.

Zoning laws vary by municipality. Generally, a pod is treated as a "primary dwelling" or an "Accessory Dwelling Unit" (ADU). You must comply with local "Residential 1" or "Residential 2" density rules, which dictate how many units can be on a stand and the required distance from property boundaries.

The National Home Builders Registration Council (NHBRC) is a statutory body that protects homeowners. Registration is mandatory for all new residential builds in South Africa. It ensures your home is built to code and provides a structural warranty that is required for bank financing.
